Michigan Homes Need More Maintenance Than Most — Here's Your Complete Checklist

Living in Mid-Michigan means dealing with some of the most demanding weather conditions in the country. From ice dams in Clare, Farwell, and Beaverton to humid summers in Lansing, Saginaw, and Bay City — your home faces year-round challenges that require proactive maintenance to stay ahead of costly repairs.

Late Winter / Early Spring (February–April)

  • Roof inspection — Look for missing or lifted shingles, damaged flashing, and signs of ice dam leakage in the attic
  • Attic check — Inspect for moisture staining or compressed insulation from winter ice dams
  • Gutter cleaning — Clear debris from winter and check for sags, separations, and rust
  • Crawl space inspection — Check for standing water or moisture damage after snowmelt
  • Sump pump test — Pour water into the pit to confirm it activates before spring rain season
  • Foundation perimeter — Check that soil still slopes away from the foundation; frost heave can reverse drainage grades

Spring / Early Summer (May–June)

  • Siding inspection — Check all sides for cracks, warping, or paint peeling, especially on south and west-facing walls
  • Caulking — Inspect and replace caulk around windows, doors, and penetrations where it has cracked or separated
  • Window and door seals — Test for drafts and check for fogged glass indicating seal failure
  • Deck and exterior wood — Inspect for rot, loose fasteners, and deteriorating finish
  • Landscaping grade — Ensure mulch and soil aren't piled against siding or foundation

Summer (July–August)

  • Attic ventilation — Inspect ridge and soffit vents for blockage; heat buildup in an unventilated attic shortens shingle life significantly
  • Post-storm inspection — After severe weather, check for hail damage to soft metals (gutters, vents, A/C units) — the clearest sign of roof damage in communities like Ionia, Owosso, and Corunna
  • Mid-season gutter check — Clear any debris buildup if you have trees nearby

Fall (September–November)

  • Gutter cleaning — The most critical task before winter. Clogged gutters are Michigan's leading cause of ice dams, which back water under shingles and cause serious interior damage
  • Roof prep — Address minor repairs before the first freeze; a small flashing issue in October becomes an emergency call in February
  • Furnace service — Have the heating system inspected, replace filters, and test thermostat function
  • Outdoor water — Disconnect garden hoses, drain exterior faucets, and shut off irrigation systems before the first hard freeze
  • Weatherstripping — Replace worn weatherstripping on doors and windows before heating season begins

Winter (December–February)

  • Ice dam monitoring — Heavy icicle buildup at the eaves indicates attic heat loss and ventilation problems worth addressing
  • Garage door seals — Check for cracked or missing bottom seals, especially on attached garages
  • Post-storm checks — After significant ice or wind events, walk the perimeter for visible damage
